Akiya Check provides automated, English-language summaries of publicly available Japanese government datasets (zoning, hazard, population and transaction data) and of the text of a property listing you supply. It is an information service.
Akiya Check does not act as a real-estate broker or agent (宅地建物取引業), does not mediate, negotiate or represent you in any transaction, and does not provide legal, tax, architectural or investment advice. Nothing in a report is a recommendation to buy or not to buy.
Government datasets have approximate boundaries and publication lags. Listing text may be incomplete or outdated. Where the listing does not state a fact, the report marks it UNKNOWN and suggests the question to ask; we never infer such facts. You are responsible for confirming every item with the listing agent, the municipality, and licensed professionals before purchasing.
Single Reports are delivered by email within 24 hours of payment, Compare 3 within 48 hours. If a listing page cannot be fetched, we will ask you for the listing text and address; delivery time counts from when we receive them.
If a report states a fact that turns out to be wrong, or if we cannot produce a report from the data available, we refund the full price. Refund requests: reply to your delivery email within 30 days. Refunds are issued to the original payment method within 3–5 business days.
Reports are for your personal use in evaluating a property. Do not resell or republish reports. Listing pages are fetched once for analysis only; we do not store or redistribute their content or images.
To the extent permitted by law, our liability is limited to the price paid for the report. We are not liable for decisions made on the basis of a report.
We collect your email address, the listing URL(s) or text you send, and payment information handled by Stripe (we never see your card number). We use them only to produce and deliver your report, to answer your questions, and — if you opted in — to send the free checklist and occasional guides. We do not sell or share your data. Order records are kept for accounting purposes for the period required by Japanese law. To delete your data or unsubscribe, reply to any email from us.
